Building Control Department of the Capital Development Authority has taken over the management of One Constitution Avenue after canceling the lease due to non-payment based on the Supreme Court’s orders. The Marketing and Sales Department of One Constitution Avenue has been sealed as a result.

One Constitution Avenue’s lease was previously canceled in 2015, but the developer was given another chance to pay their dues by the Supreme Court. However, they failed to do so, resulting in the CDA taking control of the office after confiscating their records.

Director Estate Management II has been appointed as the Administrator of One Constitution, while the Resident Committee of One Constitution Avenue will handle day-to-day management matters in conjunction with the CDA Committee. This committee will include officers from the Estate Department, Finance Wing, Enforcement, and Building Control.

The Supreme Court ordered One Constitution Avenue to pay 17.50 billion rupees, with an annual installment of 2.916 billion rupees due for 2021. However, the installment due for 2022 was not paid to the CDA despite repeated reminders. Consequently, the CDA issued a final lease termination notice and directed them to submit their bank guarantee in accordance with the Supreme Court’s orders.

Despite multiple notices and reminders, no payment has been made, violating the Supreme Court’s orders of 9 January 2019. As a result of these circumstances, the CDA has decided to cancel the lease of the said land.
